Zone U12 Ticket Validity

If I purchase a Woking to London Zone U12 return, does it include any two journeys on the underground within those zones, or must I use the return portion to take me back to Waterloo?

I.e. can I use the ticket to go the theatre after work on the underground, and then walk to Waterloo afterward to go back to Woking?

You can use any interchange stations within the zone, e.g. Waterloo, Vauxhall, Victoria, etc.
