WH Smiths at Railway Stations

Do stores at Stations get rental charges by space used, or just same rent for everyone, as if it's the latter, i don't get why WH Smith prices are so high compared for the same products at Boots, in the same station.

WH Smith are expensive on the high street as well.

I understand in some cases the rent is calculated to include a percentage of turnover.

It is indeed calculated from turnover, the exact details are tendered in a bid to the landlords, and can include different percentage rates for different comodities, such as news and mags usually sits at the 15% mark, where confy and drinks can sit as high as 40%...!

As I mentioned before I can't believe that WHS don't get some sort of enhanced terms from Network Rail due to their virtual monopoly position in a lot of cases.

If you are involved in a national agreement you have a great deal of leverage in securing a reasonable rent comprable if not lower than Central London or Edinburgh where inflated prices are not charged by their sister company in the High Street.
