Werrington Junction dive under construction help

I have just found a lovely old railway cottage to move into. Offer accepted on house last week.
I have found out this week that within the next year work will start for a new dive under train track.

Please see plans. My house would be right next to the F footbridge Hurn road. Hurn road is a single track lane.

Will the work be a nightmare to live through for two years? Will the end result not shake house to pieces?

Any help really appreciated?

Don't use the same solicitor again - they appear to have negligent in not a) finding or b) telling you about this before you bought the house; it should have come up on any search they did.

As to construction, the permissions will include obligations on the promoter of the scheme to minimise and manage disruption. A visit (either on line or in person) to the planning office will get you a copy of the approval notice(s) within which this will be set out. If you feel that your quality of life is being affected and that there are things the contractor could do better, go talk to them and make friends. If that fails the local council has some enforcement powers regarding construction noise, etc.

Modern design and construction is unlikely to result in your house shaking, but if it does you'll have to take legal action I'm afraid.

The house while work is being completed house will be unsellable. Not that I want to sell as would of just moved?

Will all this work de value house?

I guess again the noise of all this happening will be horrendous.

Sounds v early in the process and I bet no searches have been done - would this even show up in a local authority search yet ( not sure what stage Werrington is at)

I imagine the heaviest part of the works will be 300 yards south of you. There'll doubtless be some tracklaying etc much nearer than that but it will probably be confined to a few relatively short periods within the overall construction period. However you were obviously willing to accept some railway noise when you chose a property next to the ECML.

There's currently a queue of applications for T&WA Orders at the DfT. The proposal for new and altered platforms at Manchester Piccadilly and Oxford Road was submitted to the DfT two years before your scheme and is still awaiting a decision. However that went to a public inquiry. If substantial objections were submitted to the Werrington scheme during the recent objection period, then there will need to be a public inquiry for that. One of your next steps should be to try to find out if there's to be an inquiry.

I know the very house you talk about, live about 20 mins away & I'm usually found country end of the footbridge filming Steamers & other specials

I think your house will be safe from the works from looking at the plans & knowing the layout of that area very well indeed.

Will I be safe from the heavy machinery and noise?

Train noise now and after work completed not an issue.

The three years off work inbetween I think I have a problem with.

Found in information that people kindly sent will be working on
Line 7am-7pm Monday to Saturday.
Sunday and overnights notice will be given.

I think I need to go back on Right move.

As tellytype says, the main works are quite some way to the south.

The slew of the existing Stamford lines looks as though it will start just south of the footbridge, and that would normally be completed in a weekend possession (perhaps two) for practical reasons.

I grew up in the North West side of Peterborough (Bretton) and in the summer holidays I used to cycle up to that level crossing to get train numbers . I dreamed that one day I would live in one of those houses.
