Any Permitted

I've got a rail warrant to travel to London on the 2nd of September and I just wondered:-
Do I go to the ticket office to swap it for a ticket or does the guard do that like a 'Permit to Travel' or is it already a ticket?
It says "Warrant Expires 4/9/10" but it's for an Off Peak Return so the ticket should last until the 2nd of October, no? I might be coming back on the 5th so if I get the ticket does it specifically say 4th of September or is it just a standard return?
Also it says "Not valid with railcards". Hm. That seems odd, so the person who issued it will be paying 1/3 more for me I guess than if they'd have just bought me the ticket instead.
