What was the reason for rejecting the planning app?
Just looking on Google Maps, the depot looks a bit of an eyesore in what otherwise looks like a nice little village.

Reason 1
The application site is located outside of the defined development boundary for Sible Hedingham and is therefore within the countryside for planning policy purposes. The proposed erection of seven dwellings would constitute inappropriate residential development in the countryside and would conflict with the spatial strategy of the Development Plan, which seeks to direct new residential development to sustainable locations within or adjoining existing settlements. In addition future occupiers would be reliant on travel by private vehicle given the site is not within a reasonable or safe walking/cycling distance to nearby facilities and amenities. The proposal is therefore contrary to Policies SP1, SP3, LPP1 and LPP42 of the Braintree District Local Plan 2013-2033 and the National Planning Policy Framework.
Furthermore, by reason of its depth, layout, scale and siting, project built form into the open countryside and create a discordant, urbanising and poorly integrated form of development which would fail to respond positively to the established linear pattern of development along Wethersfield Road. The proposal would therefore cause harm to the character and appearance of the area and would be contrary to Policies SP3, SP7, LPP1, LPP35, LPP52 and LPP67 of the Braintree District Local Plan 2013-2033 and the aims and objectives of the National Planning Policy Framework.
Reason 2
The applicant has failed to demonstrate that the proposed development would be acceptable in terms of highway safety, efficiency and accessibility. In particular, insufficient information has been submitted to demonstrate that suitable on-site turning provision would be available for the Type C dwellings to enable vehicles to enter and leave the site in a forward gear. In the absence of such provision, the development would be likely to result in vehicles reversing onto Wethersfield Road, to the detriment of highway safety. The proposal is therefore contrary to Policy LPP52 of the Braintree District Local Plan 2013-2033, and the aims and objectives of the National Planning Policy Framework.
Reason 3
Insufficient ecological information has been submitted to enable the Local Planning Authority to determine the likely impacts of the proposed development on European Protected Species, specifically bats. Buildings proposed for demolition have been identified as having potential to support roosting bats, but the required bat emergence survey has not been undertaken. In the absence of this information, the Local Planning Authority cannot be satisfied that protected species would not be harmed, or that appropriate mitigation could be secured. The proposal therefore fails to demonstrate compliance with the Council's statutory duties in respect of protected species and is contrary to Policy LPP66 of the Braintree District Local Plan 2013- 2033 and the aims and objectives of the National Planning Policy Framework.
