It gets demolished and turned into a soulless housing estate that clogs up all the local infrastructure.

Given this was the fate of the first part of Doncaster Works to close. You’re very likely correct.

If it is, that's not necessarily a barrier to redevelopment. London Bridge's roof was listed, but they were able to get away with dismantling it and storing it somewhere as part of the huge remodelling a decade ago. Also, Arsenal's former Highbury ground had a listed stand, where the housing built there was adapted to fit in within the outer structure of the stand; I could see something similar to this happening at Doncaster works if housing is to be built here.
