I've now almost completed the mortgage application and initial legal paperwork.

Does anyone know how much Satander (or other comparable high street lenders) charge for a HomeBuyers report to be included above their free valuation?

Is it better/easier to get the lender to do this or should I get it done independently. I'm also eyeing this up as a way to slow down the process, i.e. book for the survey to be done in 3-4 weeks time instead of at the soonest convenience. Is there anything wrong with that approach?

Petsonally, I'd use a local surveyor. The Royal Institute of Chartered Surveyors is their professional body and you can search their members here. https://www.ricsfirms.com/

Cost should be about £350-£400. I don't know how this compares with an add-on to the lender's valuation im afraid.

It’s normally cheaper to do it through your lender as you only pay the incremental fee between the valuation survey and the Homebuyers survey.

The exact amount usually depends on the value of the property.
